Below are useful links to sites that provide the direct information on specific programs every Realtor will need. Fannie Mae & Freddie Mac: If your client needs to determine if their loan is owned by Fannie Mae or Freddie Mac to take advantage of special direct refinancing or loan restructuring programs these links are the easiest way to find out quickly which entity owns their loan. Good Neighbor Program: This FAQ page link can assist you in understanding how your client can take advantage of this unique program from HUD. The HUD Good Neighbor Program FAQ Page USDA 102% Rural Housing Loans: Find out if your listing is in a Rural Housing eligible area. You simply type in the address and the system will let you know if you can offer this amazing program to potential buyers. On the left navigation bar select the Single Family Housing link under the Property Eligibility section, click the Accepts button then type in the property address or search the eligibility map by state. 1st Time Homebuyer Tax Credits: Since the $8,000 Tax Credit expired in April 2010 (Except for certain Military personnel), you should consider advising your 1st Time Homebuyer clients, who qualify, to take advantage of the Colorado Mortgage Credit Certificate (MCC) Program. For an example of how much a typical Homeowner would save, review this sample tax return. Contact one of our Loan Officers for more details or go to the CHFA website for this program.
